What SDA is

Specialist Disability Accommodation is a federally-funded housing payment for NDIS participants with extreme functional impairment. Approved new-build SDA dwellings receive an SDA price (paid by NDIA) plus market rent — combined gross yields of 10–14% on purpose-built product.

The investor reality check

SDA is a real, government-backed cash-flow asset, but the build specification is unforgiving and the participant-matching process can leave a property vacant for 6–12 months. It's a portfolio diversifier for sophisticated investors, not a starter asset.
