1:1 with Dax. We map your capital position, serviceability, existing portfolio, time horizon, and risk posture. We test your goals against the post-Budget tax envelope and surface what's possible — and what isn't.

AI-driven corridor analysis
We run your brief through our proprietary corridor analysis. Infrastructure funding, employment migration, school strength, supply ceilings, and Budget-aligned demand are all scored. You receive a shortlist of 6–10 corridors that match.

Corridor scorecards, capital-growth modelling, yield forecasts.

Asset selection & due diligence
Inside selected corridors we source individual assets, do due diligence on the developer or builder, model strata or HBCF risk, and stress-test the deal. Only assets that clear our internal investment committee make it to you.
Output
Underwritten shortlist of 2–4 specific assets, full numbers, risk register.

Acquisition & settlement
We negotiate, contract, and manage the settlement process end-to-end. Pre-settlement inspections, depreciation schedules, and finance coordination are all handled by Hera.
Output
Signed contract, settlement coordination, depreciation report.

Property management & portfolio review
Hera Property Management handles tenant placement, ongoing management, and annual rent reviews. Annual portfolio reviews recalibrate against current tax position, market shifts, and your goals.

Active management, quarterly performance reports, annual strategy review.
Engagements are deliberately limited.
