January 2021: the vertical move begins
The 2021 boom didn't sneak up on anyone watching closely. By late January it was the only story on Sky News business.
The acceleration
CoreLogic's January 2021 index posted +0.9% nationally, with Darwin (+2.3%) and Perth (+1.6%) leading. By February the monthly run-rate would hit +2.1% — the fastest in 17 years.
New-build supply runs dry
HomeBuilder demand had effectively cleared the Tier-2 and Tier-3 builder books through late 2021. Investors who had not contracted new-build land by Q1 2021 were now bidding into 14–18 month construction queues at materially higher prices.
