May 2024: 2024 Budget — Help-to-Buy and Future Made in Australia

Help-to-Buy mechanics

Up to 40% federal equity contribution for new builds, 30% for existing. Eligible buyers needed only a 2% deposit. Income caps of $90k single / $120k couple. Designed explicitly to stimulate new-construction demand at the entry end of the market.

Investor implication

Anything that subsidises owner-occupier demand at the entry-end of new-build estates strengthens the exit pool for investor-grade new-build product in the same estates. Help-to-Buy was a quiet but durable tailwind for FY25 acquisitions.
