Penrith and the Western Sydney Airport: positioning ahead of 2026 opening

The $5.3 billion Western Sydney Airport opens in 2026, with Penrith 25km away at the centre of Australia's largest planned employment corridor. We map the investor entry points.

The Western Sydney Airport is scheduled to commence commercial operations in 2026. The surrounding Aerotropolis is the largest planned employment corridor in Australian history, anchored by the Bradfield City Centre and supported by the North-South Rail Link, the M12 motorway, and a multi-decade jobs program targeting 200,000 positions.

Penrith sits 25km from the airport, with the lowest land cost base and the most established residential infrastructure of any LGA in the catchment. The arithmetic favours Penrith disproportionately as the airport opens.

Where to acquire

Not all Penrith is created equal. The Western Sydney Airport-linked growth precincts — Orchard Hills, Luddenham, Mulgoa, and the established Penrith CBD rental catchment — carry very different yield and growth profiles. Hera's Penrith index ranks each precinct on airport proximity, transport access, school catchment depth, and development pipeline.
