June 2025: EOFY 2025 — recovery in motion across all capitals

FY25 closed with combined capitals +5.5%. Perth +12.1%, Brisbane +8.0%, Adelaide +9.4%, Sydney +2.7%, Melbourne –1.8%.

Synchronous recovery

Q4 FY25 (April–June) was the first quarter since 2021 in which all five mainland capitals posted positive month-on-month moves consistently. Two rate cuts had broken the dispersion regime that defined 2022–2024.

EOFY strategy

With the recovery synchronised, FY26 strategy widened acquisition mandates to include Melbourne for the first time since 2022. New-build townhouses in Melbourne's middle ring became the highest-conviction recovery trade for the new financial year.
